About Ohio Probate Data.

Accurate public record data for real estate professionals in Southwest Ohio.

We focus exclusively on seven counties in Southwest Ohio: Greene, Warren, Montgomery, Clark, Butler, Miami, and Hamilton.

This service was founded by data professionals with a background in real estate consulting. We saw firsthand how difficult it was for investors to maintain consistent access to probate filings. The information is public, but accessing it requires navigating multiple disparate court systems, each with its own interface and quirks.

We built Ohio Probate Data to bridge that gap. We handle the manual work of collecting, cleaning, and formatting the data so that you can focus on your business.

Our standard.

We believe in transparency. We do not use private databases, we do not skip trace, and we do not sell “secret” data. We simply provide what is available on the public docket, delivered in a format that is easy to use.

How the weekly file comes together.

Every week we review new filings at each of the seven Southwest Ohio probate courts. Our team pulls applications to administer, inventories, and related documents as they appear on the docket, then transcribes the fields our subscribers rely on: executor names, addresses of record, filing dates, case numbers, and attorney information.

Everything is compiled into a standardized CSV, checked for obvious errors, and delivered by email every Monday morning. Field availability varies by case because it varies by filing. Our sources.

All data originates from the probate court of the filing county. We do not purchase records from third-party aggregators, and we do not blend records across sources. Each field in your weekly file corresponds to a specific line in a specific court filing.

Privacy and data governance.

Probate filings are, by definition, public. Even so, the people named in them are often grieving. We ask subscribers to treat executor contact information with the same professionalism they would bring to any sensitive outreach. Our sourcing standards spell out how we handle corrections, redactions, and takedown requests.

Sample files on this site are redacted so you can see the structure without exposing any real person to unsolicited mail. Full fields are delivered only to active subscribers.
