Terms of Service

The scope of our Southwest Ohio probate data service and your responsibilities as a user.

1. Acceptance of terms.

By accessing or using the services provided by Ohio Probate Data, you agree to be bound by these Terms of Service. If you do not agree with any part, you should not use the service.

2. Description of service.

Ohio Probate Data provides a weekly data feed of probate filings for seven specific counties in Southwest Ohio: Greene, Warren, Montgomery, Clark, Butler, Miami, and Hamilton.

  • Data is sourced exclusively from public county probate court dockets.
  • Updates are delivered weekly on Monday mornings via CSV or Excel format.
  • The service does not include skip tracing, credit headers, or private database enrichment.
  • Field availability varies by county and by individual case based on what is present in the original public record.

3. Data limitations and accuracy.

We provide information exactly as it appears in the public record. Some records may have blank fields. We do not supplement with third party data or private contact lists.

Property details from county auditor websites are included only when tied to a property address listed in the probate docket.

While we strive for transcription accuracy, the data is provided on an as-is basis. We do not warrant that the information is complete or error free, as we are dependent on the original filings submitted to the court clerks.

4. Permitted use and marketing compliance.

The data is for your internal business use only. You are responsible for ensuring that your outreach complies with all applicable federal, state, and local laws, including the Telephone Consumer Protection Act (TCPA) and the National Do Not Call Registry.

Ohio Probate Data provides data only. We do not provide legal advice regarding how to use this data or how to conduct real estate marketing campaigns.

5. Subscription and cancellation.

Subscriptions are billed month to month. You may cancel at any time. Following cancellation, you will continue to have access to the data until the end of your current billing period.

We do not provide refunds for partial months or for data already delivered.

6. Prohibited activities.

Users are strictly prohibited from reselling or redistributing the raw data provided by Ohio Probate Data. You may not use automated systems, bots, or scrapers to extract data from our platform. Sharing account credentials with individuals outside of your immediate organization is also prohibited.

7. Limitation of liability.

To the extent permitted by law, Ohio Probate Data shall not be liable for any damages resulting from the use or inability to use the service. Our total liability is limited to the amount paid for the service in the three months prior to any claim.

8. Governing law.

These terms are governed by the laws of the State of Ohio. Any legal proceedings related to these terms shall be conducted in the courts located within the State of Ohio.
