Verified public records
We transcribe official probate case data directly from Southwest Ohio court dockets.
No private enrichment
We do not utilize skip tracing, private databases, or non-public consumer financial information.
Regional coverage only.
Ohio Probate Data provides data exclusively for a seven-county region in Southwest Ohio. We do not provide statewide or nationwide coverage.
Our reports are updated every Monday morning. Each report includes cases identified during our review of the previous week’s filings.
Field availability standards.
We operate under a strict “as filed” policy. If specific details were not provided in the court filing, that field will be blank in our report.
- Phone and email. Included only if the petitioner or attorney listed them on the public document.
- Property details. Address and auditor data are included only when a specific property is identified within the probate filing.
- Filing accuracy. Names and case details are transcribed exactly as recorded by the court.
Professional usage standards.
Subscribers are expected to utilize public record data in a professional and compliant manner.
- Adhere to all federal and state marketing regulations including TCPA and DNC rules.
- Maintain a professional tone in all communications with heirs and executors.
- Process all opt-out requests immediately.
- Understand that public records are subject to change as new motions are filed.
